Reading what the water is telling you
A water heater rarely fails without warning first. The most common complaint is water that never quite gets hot, or that runs lukewarm sooner than it used to, and that is usually sediment settled at the bottom of the tank, a layer of grit sitting between the burner or element and the water it is supposed to be heating.
Brown or rust colored water points somewhere else. It can mean the anode rod inside the tank has finally used itself up doing its job of corroding instead of the tank, or it can mean the tank itself has started to rust from the inside. A metallic smell or taste in the hot water is the same story told a different way, and it tends to show up around the same time the anode rod runs out.
Water pooling at the base of the tank is the one we treat as urgent. Sometimes it is a loose fitting or a valve that just needs tightening, and that gets handled the same visit. Sometimes the tank itself has cracked, and a cracked tank does not get repaired, it gets replaced, so we check the fittings first before telling you which one you are looking at.

Repair or replace: the ten year math
A standard tank water heater typically lasts about ten years, and that number changes how we look at a repair call. A five year old tank with a bad thermostat or a failed heating element is worth fixing outright. A twelve year old tank with the same symptom is closer to the end of its working life, and putting money into a part on a tank that old rarely pencils out once you add it up.
We carry Bradford White and A. O. Smith tanks on the truck, so when a tank is past saving, the replacement is usually a same-day job rather than a special order that leaves your house without hot water for a week. We service and repair every other brand as well, so you are never forced into a swap just because we do not stock your make.

Tankless: on demand instead of a standing tank
A tankless unit heats water as it passes through, rather than keeping a full tank of water hot around the clock whether anyone is using it or not. We install, service and repair every brand, and we carry Navien and Bosch for new installs.
The honest version of the efficiency argument is that a tankless unit costs more up front than a standard tank, and the payoff is not instant. What you get back is spread across the life of the unit, because it is only spending energy on hot water someone is actually running, not on a tank of water sitting there losing heat between uses.
That efficiency does not maintain itself. A tankless unit needs real, ongoing upkeep to keep performing the way it is built to, and skipping it is exactly how a unit that should run for years starts acting like it is already failing.

General repairs carry a 90 day parts and labor warranty. A full replacement, tank or tankless, carries a full year of labor and 10 year parts coverage, a longer parts window than most shops put behind a job this size.
On top of that, we honor the manufacturer's own warranty on whatever we install, so you are never choosing between our coverage and theirs. Both stand at once.

Signs a tankless unit is telling you something
A tankless unit rarely shuts off without giving notice first. A drop in the hot water supply is usually the earliest sign, followed by temperature that swings hot and cold mid-shower instead of holding steady.
Hard water deposits building up inside the unit will eventually block it outright, and if part of the burner has stopped producing flame, the unit is already running on less than it needs to keep up with the house. Oklahoma's hard water makes descaling a real requirement rather than an extra, and it is what keeps a tankless unit from running into all four of these at once.
