Water Heater Repair or Replacement: How to Tell the Difference

The ten year rule

Most water heaters last about ten years. That's not a hard cutoff. Plenty run longer and some fail sooner, but it's the number worth keeping in the back of your mind when you're deciding whether a repair is worth it or whether you're about to spend good money on a unit that's on its way out regardless.

If your water heater is five years old or younger and something's gone wrong, repair almost always makes sense. If it's pushing ten or past it, replacement usually wins out, especially once you add up what a second or third repair would cost stacked on top of the first.

Signs it's asking for help

• Water coming out cold, lukewarm, or brown
• A metallic smell or taste in your hot water
• Water pooling on the floor around the base of the tank
• A drop in how much hot water you get before it runs out
• Temperature that swings instead of holding steady
• Noticeable hard water deposits or scale buildup affecting performance

Brown or metallic-tasting water usually points to corrosion inside the tank itself, a sign the tank's structure is breaking down rather than something a part swap can fix. Water pooling at the base is worth checking right away too, since it could be a loose fitting, which is repairable, or a cracked tank, which isn't.

When repair makes sense

A lot of water heater calls turn out to be a bad heating element, a failed thermostat, a bad gas valve, or sediment buildup choking the tank's efficiency. These are all real repairs, not stopgaps, and on a unit that's still within its useful life they're the right call. Tank or tankless

If you're replacing rather than repairing, it's worth deciding between a traditional tank and a tankless unit while you're at it.

We carry Bradford White and A. O. Smith for tank water heaters. Both are established manufacturers built for the kind of daily use a family puts on a water heater, and we install, service and repair either brand alongside everything else already in your house.

For tankless, we carry Navien and Bosch. A tankless unit heats water on demand instead of holding a tank full of it hot around the clock, which is worth considering if your household regularly runs out of hot water with a tank system or you're looking to free up the closet or utility space a tank takes up. The common tankless issues we see are a drop in hot water supply, temperature fluctuations, hard water deposits blocking the unit, and burners that stop firing on part of the unit, all of which are diagnosable and usually fixable without a full replacement.

What's covered if we replace it

A water heater replacement is backed by a 1 year labor warranty and a 10 year parts warranty, longer than the 90 day warranty on general repairs, because it's a bigger investment and it should be treated that way. We also honor all manufacturers' warranties on top of our own.
